3. Unified document of territorial planning and urban zoning

Unified document of territorial planning and urban zoning – the general plan of a settlement, municipal or urban district, which combines the provisions on territorial planning, maps of urban zoning, urban planning regulations and the procedure for their application and changes. It provides comprehensive regulation of the use and development of the territory.

Creation of land-use and development rules is necessary to arrange urban development activity and optimize land use in order to increase investment attractiveness and to ensure the most effective land use within the established regulations.
